I am a member of the Royal Institute of Chartered Surveyors and specialise in building pathology and valuation of residential property. I have inspected thousands of houses of multiple types and methods of construction, for a range of purposes relevant to defect identification and analysis. I am frequently asked to advise in respect of dampness, its causes, and its consequential effects such as mould. I have extensive knowledge of building methods of construction, design, alterations, material performance traits and susceptibility to change. Where necessary I cross-refer to relevant British Research Establishment and British Standards papers and codes of practice to assist in my investigations. In addition to my other qualifications, I have completed the ‘RICS Expert Witness Certificate’ course and am able to act as an Expert Witness in accordance with Civil Procedure Rules 35. In acting as an expert, I frequently carry out on-site inspections and complete reports on the cause(s) of physical defects that could be considered disrepair in contravention of the relevant parts of the Landlord and Tenant Act 1985 and other legislation. These defects frequently encompass damp and mould. I mainly work across Northern England and Wales but have gone further afield where necessary.
