I am Nabil Ahmed, and I am a building surveyor and Fellow National Institution of Black Mould Experts, NIBME, having worked in the surveying profession since 2010. My area of work has predominately been in the diagnosis and rectification of housing defects, and in particular mould and damp infestations which has included housing Members Enquiries, Complaints and Disrepair.
A larger proportion of my work involves visiting deprived properties, dilapidated buildings and damp and mould infested homes, and appropriately identifying and diagnosing the causation of condensation, penetrating and/or rising damp, including the development and progression of mould, that have exacerbated in the residential buildings and properties, as per the guidelines under the BS-5250:2011 Code of Practise.
Acting as an Expert Witness, I am able to carry out on-site inspections and accordingly identity defects in relation to breaches under the Landlord and Tenant Act 1985 (Sections 9a-11) and Section 79 of The Environmental Protection Act 1990, and produce detailed, written reports that include the findings, causation and the remedial works required for the defects identified.
I have worked mainly in the North, West and East Areas of London. In my years since surveying, I have been involved in the following specific areas:
- Diagnosing defects on damp and mould causation
- Full building survey of residential properties
- Investigations of general building defects
- Project management of renovation projects including major works programmes
- Contract administration of works
- Management of repairs and maintenance contracts
